Storage-based water heaters have a temperature/pressure relief valve that needs to be checked regularly. A properly operating T/P relief valve will discharge scalding hot water and vapor upon pulling the lever, if not, it needs to be replaced. Periodically flushing the water heater tank will discharge the built up sediment that clogs water lines and reduces the water heater's efficiency. Traditional water heaters have a sacrificial anode that has active metals that deflect the corrosive process from the water heater walls. Sacrificial anode replacement is a more involved water heater maintenance task. Whenever performing any maintenance tasks, shut the water heater off, and make sure you know what you are doing by following the manufacturer's instructions, and observing any warning labels posted on the unit.
